In gst Rcm is compulsory on GTA, likewise is it compulsory to do rcm on commercial rent paid to unregistered property owner.
please also clarify in case the rent is below 5000.
You need to know that there are some notified services for which RCM is mandatory, GTA is one of them. Limit of 5000/- is not applicable on these supplies..
Secondly RCM is also applicable on purchase from unregd dealer, the rent on commercial property in your case falls here. The limit of 5000/- per day can be availed here.
There is also a GTA of 18 services under the Reverse Charge approved by the GST Council. So in case of GTA RCM is mandotory
