if a co-operative hsg society has given its terrace or open ground on lease/rent to mobile tower company , can the income be computed under house property so as to get the 30% std deduction??

if aif a co-operative housing society earns through leasing/renting its terrace or open ground space to mobile tower companies, Can it claim the income in House Property?? i mean you get a straight away 30% standard deduction if you do so... thanks...
