Its not correct. It should be as under:
1. sale price: 71.00 lakhs
2.Index cost of aqui: - 7.60 lakhs
3.Cost of Improvem.: - 4.17 lakhs
Net Gain Rs. 59.23 lakhs
The cost of improvment cannot be indexed because non completion of 36 months.
