A plot purchased in the year 1981 and the same is sold in the year 21-22

Take circle rate of the plot as on 01.04.2001 from the office of sub-registrar of the area.
Take it as your cost of acquisition of the plot in FY 2001-02, index being 100.
What about fair market value?
