27 September 2009During previous year 2008-09, Mr.A gets 4 months advance rent from tenant relating to the period Apr1,2009 to july 30 2009...What is the tax treatment in computing income from house property for AS 2009-10? and Annual value means only 12 months, so where i have to add this advance rent received money......is there any adjustment for advance rent received.......?

rent is taxed on annual value hence advance received shall not be rent.....

No advance rent need not be added as decided in the case of Prince rubber & plastics.

In case TDS on the whole amount is deducted in 2008-09, then can we claim TDS relating to April - July 2009 for the year 2009-10 instead of using the whole TDS amount in 2008-09
