WHETHER 26QB NEED TO FILLED IN THIS CASE ALSO AS INDIVIDUAL SHARE OF BOTH THE PARTIES IS LESS THAN 50 L?

It is dependent on property value, which is more than 50 lakh.
Deduct tax of both sellers.
