What is rent deed and how to make it?

The rent agreement is a legal document and is also known as a leave and license agreement between the landlord and tenant for a fixed period of time. It includes pre-discussed rules and regulations under which the tenant has temporary possession of the property.

The landlord is the property owner and has agreed to let it out to the tenant and the tenant has agreed to take the same. In the expression of the terms in the agreement, the person shall mean and include their legal heirs, successors, executors, administrators, assigns, representatives, etc.

Persons agree as follows

  • This rent agreement is granted for 11 (eleven) months starting from 25.08.2021 and this agreement can be extended further with the mutual consent of both persons.
  • The tenant shall be liable to pay Rs. 2000 (Rupees Two Thousand Only) as monthly rent, which does not include utility charges such as electricity charges, water charges, maintenance charges, telephone and internet charges, etc. In this case, the due date of payment is the 7th day of the next month after the end of each month. Further, the tenant shall be liable to pay Rs. 2000 (Rupees Two Thousand Only) as the interest-free security deposit, which shall be refunded/adjusted at the time of vacating the premises. In a case where the tenant shall not pay rent for more than 2 (Two) months, the tenant shall be vacating the premises voluntarily.
  • The tenant shall not let out the property to a sub-tenant under any circumstances without the consent of the landlord.
  • The tenant shall follow all the rules and regulations, and by-laws set by the Government in respect of the premises and shall not get involved or do illegal activities, and shall not keep any offensive, dangerous or explosive articles on the premises.
  • The tenant shall not be allowed to do construction but allowed to do a repair, renovation, improvement, installation of temporary decoration, etc. after the consent of the landlord. Further, the tenant is not allowed to make any other alteration or modification to the premises. The tenant shall not be allowed to mortgage the premises for any purposes.
  • The tenant shall keep the premises clean, and hygienic and shall not damage any part of the premises. Further, the tenant shall not involve in any activity that causes problems to neighbors.
  • This rent agreement can be amended or modified with the mutual consent of both persons. Further, this rental agreement can be renewed before the expiry of this let-out period by serving a one-month prior notice.
  • The tenant shall be liable to pay the cost of this rent agreement-related charges such as Stamp Duty, Drafting and Printing Charges, Other Charges, etc. and shall be liable to pay utility charges such as electricity charges, water charges, maintenance charges, telephone and internet charges, etc. Further, the tenant shall be liable to pay the cost of day-to-day minor repairs.
  • The tenant shall use the premises for residential/commercial purposes only.
  • The landlord or any authorised person appointed by the landlord shall the right to inspect the premises at a mutually convenient time.
